Research On The Evaluation Of Real Estate Enterprises’ Suppliers Based On Contractual Capacity

The real estate industry and related industries accounted for 13% of the proportion of GDP in our country, is the important pillar industry of economy development in China. At present, real estate enterprises and their suppliers has "self support", "non-full cooperation" phenomenon, which results in the scattered technical force, serious impacts on the comprehensive strength of enterprises. Supplier evaluation is the key link of supplier management, plays an important role for the effectiveness of supplier management. For the enterprises, the industries related project bid and procurement are about hundreds, excluding the cost of land, all kinds of engineering, materials and services bid and procurement cost in 60%. Therefore, the enterprise should pay attention to the supplier evaluation, establish the strategic partnership with the supplier, which has the important meaning to realize its long-term strategic target.In China, some experts and scholars established supplier evaluation standards for real estate companies, but most are oriented to supplier selection evaluation, supplier performance ability evaluation researches are rare after cooperation. Uses a set of index to evaluate different suppliers or only pays attention to the material supplier, so that the index system lacks the target. The supplier evaluation method have more subjective factors, which results in evaluation supplier lacks of the science and rationality, can’t provide theoretical basis to the evaluation supplier, is not conducive to the overall progress and the healthy development of real estate industry. In view of the above problems, this paper chooses real estate companies’ suppliers as the research object,studies performance evaluation of the supplier in detail, fills the blank in related research.Firstly, through literature research and investigation, this paper combines with existing scholar’s research findings, detailed elaborate the implementation of strategic cooperation supplier management process, classification scheme of real estate enterprise suppliers, comparative analysis of choice evaluation and performance evaluation, which establishes the foundation for the construction of the performance evaluation system and make clear the research direction.Secondly, on the basis of literature study and expert interview, this research designsquestionnaire and uses SPSS19.0 to statistically analyze the recovery data, constructs real estate companies supplier evaluation index system based on the performance ability from four aspects of engineering, materials, supervision and consultation four class,gives the content of each index, quantitative reference and fuzzy function.Again, this paper combines fuzzy function and BP neural network, analyzes suitability of the model, uses Matlab7.0 to construct the network model, determine the correlation parameters of the network model, trains for supplier sample data, constructs supplier evaluation model based on fuzzy BP neural network model. After testing and verification, the model has the advantages of fuzzy and self-learning, reduces the subjective factor in the evaluation and has the good ability of generalization.Finally, this paper uses the supplier evaluation system and fuzzy BP neural network model to carry on an empirical study of real estate company supplier. The research result shows that the model has certain reference value and practical significance.
