The Research On Residential Whole Costs Under Sustainable Construction

Nearly ten years, the real estate industry has a fast development, but more is just the amount of expansion. The old mode of development is still extensive, energy intensive and labor intensive. The most core of real estate industry is housing, it’s development is transferring into the road of construction industrialization which pays more attention to the quality. The future of residential construction needs to reach the targets of technology innovation, essential safety, resource conservation and environmental friendly. These are also accord with the requirements of sustainable construction.Now there is the corresponding research on sustainable construction,including theory research, technical measures, etc. But there is lack of the cost management of housing.Cost management is an important means of control. the cost of housing control gradually become scientific and refinement, it shall be in full cost reflected on the research of residence under the trend of sustainable construction.This article connects sustainable construction and housing costs. It not only promotes the the housing sustainable development, but also enriched housing cost management system. It provides reference for the whole cost study under sustainable development of other types of projects.This research adopts the methods of literature research, investigation analysis and case study. It combines life cycle theory and theory of environmental cost, and it divides residential house’s full life cycle into 4 periods of stage and 10 phases- early period,construction period,use period and late period. It takes ecological restoration and ecological rehabilitation phase as supplements for the final important phase. Also it builds the structure of residential whole cost, the definition and calculation of residential environmental cost.On this basis, fuzzy evaluation method is applied to evaluate housing total costs. combining with instance analysis of the actual housing project, it concludes the whole cost level of the residential project under the perspective of sustainable construction.
