Since the reform and opening up, real estate of China has rapid development and has gradually become an important pillar industry of the national economic development. And what’s more, it provides a powerful impetus for the country’s development. But because prices are too high, the local governments began to constantly adjust the real estate policy, so that the entire real estate industry is in a huge period of adjustment. The development process of the real estate companies is facing unprecedented challenges. And because of China’s real estate industry characteristic, such as a long development cycle, large-scale investment, non-standard construction and many aspects of the development process, making it to be one that requires a huge initial investment as well as a high degree of risk industry, so which determines the real estate development process will face a lot of uncertainty. Risk analysis management are needed to reduce the risk of occurrence of loss purposes and improve the project’s competitiveness and profitabilityThis paper’s first part describes the project risk management background and status of research. The theoretical basis of project risk management and related methods have been described in the second part, which is including project risk management process and project risk management process methods. The third section describes a brief overview of the Excellent center construction projects, including the location of the project, the actual planning and construction. The fourth part describes the basis of the project risk identification, and use the Delphi method to identify the risk of the project, and then assess the risk of identify and the probability of its occurrence and the possible extent of the loss. The fifth part of the paper focuses on identifying the Excellence Century Center project quality risk, schedule risk, and economic risk. We use Analytic Hierarchy Process to establish the index system and the judgment risk assessment matrix. We also draw the risk weight of each specific risk events in order to control the risk reliably. Part VI is giving the suggestions and real estate control measures on the basis of risk identification and evaluation of the previous text. Part VII is conclusion and outlook. The results of this study is not only for the Excellence Century Center developer’s investment decisions and also expect to provide a reference for similar real estate development projects’risk management research and practices, combined with its own characteristics and uncertainty of the real estate. We aim to strengthen risk prevention awareness, and improve the ability of resist risks of Excellence Century Center project, and also reduce the damage of the risk caused in order to improve the project profitability and competitiveness and ensure the success of the project.
