As an important part of the real estate market system, property managements, is a kind of inevitable result in order to adapt to the requirements of the owners when real estate market developed to a certain degree, also an inevitable outcome of the social and economic development. Along with the speeding up of urbanization and urban population surge of our country, the demand for houses began to increase, which makes more and more residential area, high-rise building on the market, and presents the characteristics of large scale and comprehensive functions. The rapid development of economy makes people’s living standards improve and consumption concept change, also better and better requirements of living environment. Traditional property management mode is no longer meet the requirement of residential owners, more standard, professional and advanced property management services arises at this historic moment. Modern property management utmost safeguard the interests of the owners on various aspects, including housing maintenance, equipment management, green health, public security and so on, it also play the comprehensive benefits of residential communities. As a result, the property management industry has become involved in the family, and is closely connected with the public life.Property management in China started in the 1980s, after 30 years of development, although the property management in our country is still in its infancy, but it has also show the tremendous potential of property management coverage. Even so, immature system still exposed many problems in the process of property management development in our country. Weak service consciousness, poor service quality and low service efficiency have become the main problems. Therefore, in order to produce better social benefits and economic benefits and environmental benefits, we must improve the quality of property management services and strength the supervision and evaluation of the level of property management services.According to the harmonious society and the scientific development concept as the instruction and applies comprehensively methods of geography, statistics, system theory to research on commodity residential property management service satisfaction of Lanzhou city. On the basis of occupying the material of the social-economic development of Lanzhou, literature research, questionnaire survey, statistical analysis, community characteristics contract are combined organically, on the basis of questionnaire investigation and extensive public participation we complete essay writing. The main content and the preliminary conclusions of this paper are as follows:(1) Put the individual overall evaluation to the commodity residential area property management services as the object of evaluation, statistically analyze the processing of respondents’ feedback information. The result indicated that the evaluation of residents of the commodity residential area in Lanzhou on property management services is overall general.9.74% of people think that very satisfied, 27.36% of people think that satisfaction,32.06% of people think that in general,22.64% of people think that are not satisfied,8.18% of people think that is not very satisfactory.(2) With the help of a contingency table test and orderly Logistic Model (Ordered Logistic Model),we analysis the factors affected residents satisfaction for commodity residential area property management service, and satisfaction in a number of different variables on the group. The research conclusion is:the property management’s satisfaction with sex, age, education level, income, living time in the village were correlated; And there is no correlation with nationality, native place and the nature of housing.(3) Using entropy method to measure the comprehensive score of residents for each part of the residential area property management service, results show that the residents were highest satisfied for the environment management has the; Followed by the facilities management, of which comprehensive scoring were almost as same as that of environmental management; Secondly, reception service and security management. Vehicle management, fire management, community culture, charge management, the degree of satisfaction on these four aspects is relatively low, the comprehensive score were 2.69,2.37,2.30,2.37 respectively.(4) Yantan block gets the higher composite scores of the service content than other two blocks. Composite scores of the gap between each block is relatively small for public security management, charge management and community culture, but there is relative big gap between fire management and vehicle management.
