The real estate industry is one of the pillar industry in our country, and is also a strong driving force to promote the growth of the national economy sustained, and the steady and healthy development of the real estate industry is actively significance for the stability of the country. Since China’s accession to the WTO, the market is also increasingly fierce competitive environment, the real estate companies are facing unprecedented opportunities and challenges. For real estate company objective and reasonable performance evaluation, understand enterprise present situation and the corresponding improvement measures, is an effective way to promote the competitiveness of the company. However, performance evaluation system in China is in a stage of development, has significant limitations. On the one hand, the performance evaluation system of index system adapted to choose the evaluation method of very hard, ignoring the evaluation method of internal calculation principle, just starting from the initial evaluation target selection index, objective and accurate evaluation results; On the other hand in the performance evaluation system is focused on the static evaluation method, it is difficult to found the law of development of the whole industry, so as to adjust enterprise’s development status, the method of static evaluation focuses on the performance evaluation of the relative between companies, only local contrast, can only short-term guidance to the company, so it is necessary from the perspective of dynamic performance evaluation for the whole industry; The last is the determination of index weight, commonly used subjective empower and objective empower in have some defects, so to the improvements on the index weight empowerment.Real estate in the real estate industry occupy a larger proportion of listed companies, their healthy development has significant influence on the whole industry. So this article to analyze the real estate listed companies as the research object, collect data, including the necessity of the research scope, and the current existing problems, and in view of the current domestic and foreign research present situation and the existing problems, puts forward the research content of this article. On the basis of analyzing the relevant theories on DEA evaluation method from the basic concept, principle and several kinds of model are analyzed in detail, and lay a foundation for the back of the performance evaluation system. In the index system construction, combined with the general principles of the index selection, and the characteristics of the DEA evaluation method, from two aspects of financial indicators and non-financial indicators to construct input and output index, a total of 11, and content of each index in detail. The correlation method in representing the grey correlation method to objective index weight assignment, select BC2 model of DEA model as a performance evaluation model of real estate listed companies. To construct a system of real estate listed company performance evaluation system. Finally in selecting 35 real estate company in Shenzhen and Shanghai stock exchange in 2011-2013 data as sample, using this paper to establish the performance evaluation system of empirical analysis, corresponding improvement measures are put forward based on the evaluation results.
