In recent years, elevator safety accidents happen frequently, causing widespread concern in society. There has a considerable number of elevator into the "old" status at present in China, lift models are old and service life is long, leading to frequent malfunction in run."Overage" elevators are unsupervised, because at present there are no uniform provisions of retirement age for the lift by the state. The reason for safe operation of the elevator has great risks is that the lift will not be compulsory scrapping and still be used when should be scrapped. The focus of the old elevator renovation difficulty is the difficulty of financing, sources of funding mechanism has not been formed yet. In order to guarantee the safety of people’s lives and property, and promote economic development and social stability, how to carry on the efficient renovation of the old elevator become a new issue which needs to be solved urgently.At first, through access to relevant information, analysis and study on the main concepts and related theories involved in these research, both at home and abroad on the characteristics of elevator renovation, thus in theory to be in control of this article. Secondly, it analyzes the problems existing in the elevator, that elevator accidents, serious threats to people’s safety; By digging, understanding the elevator into the "ageing" society because the country is not unified regulations elevator service life, resulting in a large number of extended service elevator and running while sick; Detailed analysis of the proportional relationship between the number of faults with elevator and service life. Again, proposed the concept of elevator renovation of the old elevator and renovation of our market basis. Through research and analysis to explore the place of management of the elevator scrapped, proposed residential elevators update policy from three aspects:(1)National legislative level, formulating scrap and renovation of the elevator-related laws and regulations, clearly defined useful life of the elevator, elevator parts scrapped and scrapped the whole staircase standard;(2)enhancing Government oversight, strict law enforcement, for elevator safety violations, the government should take stern, the unqualified lift is subject to seizure, discontinue user;(3)Establish the old elevator safety evaluation agencies, an assessment of the old elevator, issued authoritative elevator safety evaluation report, giving repair, alteration or scrapping of optimization options. Finally, against elevator renovation financing difficulties, analyze its underlying causes, so as to propose ways and countermeasures to problems, including: Use public housing maintenance fund, Establish lift special funds, use of community resources to raise capital, owners sharing, Government subsidies, for the future of the old elevator renovation management to provide some references.
