Social economy in China is undergoing a complex transition process. The impact of decentralized, market-oriented reforms and process of globalization fundamentally reshape the urban complex, variable environment for the development which is involved in a rapid, severe reconstruction process. China’s large-scale urban renewal is based on the accelerated process of industrialization, significant changes of economic structure and comprehensive change in social governance, which is contained in the dramatic changes and reconstruction in the physical space and social space. The urban renewal is a pivotal way to deal with resource and environmental constraints, to further promote urbanization and urban modernization and integration into the globalization and economic and social structural adjustment, take the responsibility for the city multidimensional process synchronization transformation. In the context of the development and transformation, urban renewal is sought after by the city government, real estate investors and other multiple benefits, but also become the focus in the conflict of urban space during China’s rapid urbanization. This thesis is based on the analysis of the production of space theory, analyzing the urban renewal in political economics, tries to make suggestions for the urban renewal while criticizing the existing renewal paradigm, provides a reference for the optimization of the urban renewal.Based on the space production, this thesis considers that the social foundation of urban renewal is to shape the role of space rights by transformed environment, the power of urban renewal comes from subject of right’s income expectancy, the process of urban renewal is also the process of gambling between the subject of rights which takes advantages of power for the self-interest and capital. The result of urban renewal leads to a comprehensive reconstruction of the physical and social space. The benefit of urban renewal needs to judge based on the result of the effective demand of the production of space and get feedback through the satisfaction of the demands of society and continued capital accumulation.The main content of this thesis is as follows:The first chapter is preface, which contains research background, significance, concept definition, the relevant practice and research progress both at home and abroad, as well as frame structure of this thesis. This chapter points out the value of this study under the importance of the urban renewal and the contradiction in the process during the transition period, which is the prerequisite for the formation of the ideas and methods in the study.The second chapter is about the motivation of urban renewal, subject of right’s income expectancy. The thesis maintains that the government, capital elite(such as developers) and townspeople stratum are the social subject of right with different value outlook which lead to different income expectancy.The third chapter talks about the process of urban renewal, the role that right and capital played in the space formation. In the transformation process of economy and society, government plays a dominant role in the process of urban renewal because of the administrative resources and public resources (including urban space) discretion.It is discussed in the forth chapter that effective demand’s realistic crisis is reproduction of urban renewal. The disconnection between renewal motivation and social demand and structural imbalance of power are the root of urban renewal contradiction. Most of the urban renewal is not transform and upgrade at the same place but the reconstruction of materials and social space.The fifth chapter mainly talks about Introspection of Chinese style renewal, value paradox of the government leading and sustainable development. There are two sides to governmental leading role. In order to keep urban renewal sustainable, the government-led development pattern needs to smart updates and rational sharing. This process requires synchronous change of social governance as a guarantee.The sixth chapter is conclusion and discussion.
