In recent years, our country present the explosive growth of the real estate market, house prices rose faster, commercial housing backlog, ordinary residents purchase pressure increasing. Many deep-seated problems in the real estate industry management has not been solved, making increasingly risk of real estate enterprises faced, real estate development has been severely constrained. Real estate project risk management in the field of management in our country is a relatively weak link, and most of the real estate enterprise scale is small, the risk consciousness, low level of risk management. Therefore, to strengthen the management of real estate project risk study is very necessary.This paper takes the Fenghuang New City as the research object, based on the study of risk management theory, analyzed the risk management status of the Fenghuang New City, according to the basic procedures of project risk management, risk identification, risk analysis and risk control theory and methods in three areas,an empirical study on the four phases of the project with investment decision-making, prophase, construction and rental for the whole risk management. By the analysis of the various stages of the risk situation method with break-even analysis, sensitivity analysis and comprehensive evaluation method, the main risk of the Fenghuang New City is in the early stage and construction. Using fuzzy comprehensive evaluation method for comprehensive evaluation of the risk to the whole process of the project, the main risks are the financing risk, cost of construction risk, investment risk and the change of the design risk. The risk of the whole project is medium risk. AHP is used to determine the optimal risk control strategy -- risk prevention project.Finally, based on the analysis on the front of each chapter, and puts forward some strategies to deal with the Phoenix Metro project risk, to reduce the risk occurrence probability and reduce the risk of the project caused loss will have a great role.
