Residential and commercial real estate project is a large investment and long cycle complex system. Its entire life cycle includes many risk factors influencing the project benefit; especially the risk of project’s decision-making stage almost decides the success or failure of the whole project. In order to further ensure that the rationality and objectivity of the project, risk of decision-making stage in residential and commercial real estate development project need to be studied with the domestic investment in commercial type development projects increasing. This article tries to put forward a set of effective risk evaluation and control reference system in decision-making stage of that real estate project by means of study on risk evaluation in that project decision-making stage. The core content of this article consists of three parts:First of all, build the risk index system of residential and commercial real estate project’s decision-making stage. Put forward risk management, decision-making stage’s work and its influence on the follow-up work of the residential and commercial real estate project. Combined with literature data, the analysis points out the primary indicators of risk factors in decision-making stage; then in order to build a scientific and reasonable risk index system of real estate project’s decision-making stage, this paper uses group eigenvalue method for screening the key risk indicators and test the correlation of key risk indicators, laying the foundation for construction of project risk evaluation model.The second step is building the risk evaluation model of residential and commercial real estate project’s decision-making stage. this section proposed fuzzy analysis network method based on the theory of analysis network method and fuzzy comprehensive evaluation in the framework of that project’s risk evaluation index system; then establishing the network model of that project’s risk index system, including five first level risk indexes and sixteen two level risk indexes; then using fuzzy triangular mathematics and analysis network process to establish risk index of the super matrix, calculating the results of F-ANP; Finally according to the weighted average operator method, obtaining the final evaluation results.Finally, empirical analysis of risk evaluation model of residential and commercial real estate project’s decision-making stage. On the basis of theoretical research, study a certain residential and commercial real estate project, and put forward some coping strategies dealing with risk of residential and commercial real estate; then summarize the contents of this research, and points out the problems to be studied.
