With the rapid development of human society, people’s life standard is rising. At the same time, the request of living environment also becomes higher and higher. However, along with the expansion of construction areas for city residential use, energy shortage and environmental problems are becoming more and more serious though people’s living conditions have been improved. Moreover, rapid development of the Urban residential land has increased the carbon emissions, leading to global warming and threatening the sustainable development of human society. At present, China’s urbanization process is accelerating, carbon emissions in construction field will further increase. Thus, it has become a very critical issue how to ensure the healthy and sustainable development of the construction industry and effectively reduce the carbon emissions caused by the residential development and operation.Life cycle assessment is the most effective environmental management tool in the twenty-first Century. Based on the life cycle assessment theory, this thesis uses literature research, data access method, questionnaire survey, qualitative and quantitative analysis and other methods of investigation to study the carbon emissions of city residential land. Three representative residential communities in Changsha are selected as examples to study. Statistical data of the three districts are collected in three different phases, respectively the development phase, use phase and maintenance phase, waste and recycling stage. The analysis results show that carbon emissions in the relatively high-grade residential planning unit area are relatively small, and among all phases of residential life cycle, carbon emissions reach the largest in the operational phase, namely the use and maintenance of stage, the carbon emissions of which is nearly 80% of the whole life cycle carbon emissions. According to the annual carbon emissions per unit of the three residential communities in the analysis, the number of average carbon emissions of residential areas in Changsha is obtained using weighting algorithm. Besides, the evolution trend of carbon emissions in Changsha city residential land is analyzed, and the influence factors of carbon emissions are found. Finally, this thesis puts forward some carbon mitigation measures according to the influence factors of carbon emissions in each stage of residential life cycle. This subject provides some valuable references to the development of energy saving and emission reduction in engineering construction. It also offers help to make national policies related to energy saving and emission reduction.
