Since 60’s of last century with the development of industry & IT technology and increasing complex of the office environment and the facility equipment, the facility Management was gradually introduced and developed. The facility management was paid the unprecedented attention. From the period of establishment to development, the researchers all emphasized that the facility management process must highly kept up with the development strategy of the facility organization and should actively adapt to the organization development and provide the necessary material insurance for the development. The actual executor of the facility management could be the subcontractor outsourced from the third professional company or the internal section of the organization. The outsourcing service which appeared at the end of last century impelled the facility management to be accepted and adopted widely. Most European and American companies outsource the facility management to the professional company to completely unitize the external resources for reducing the risk, improving the efficiency and concentrating to enhance their selves’core competition. This kind of model gets success extremely. With the reform and development of China and foreign company coming into China this mature model is brought into China as well. Even this model runs well in overseas companies but it does not run well in the same company branched in China.In this article with an example of facility management of the software giant company "M" Zizhu Park, some key issues among high-level facility management are analyzed and presented. The article firstly stated the subject background, research purpose and significance and the research method and then through the efforts of reference searching and widely reading elaborated the theory of the study and reference related to the facility management and process outsourcing home and abroad. With the guideline under these theories, summarized the main operation model, operation system, risk management measure on facility management of M company Zizhu Park and the independent investigation result for general facility management from the third party investigation company. After that summarized the recent years’problems on general facility management of M company and listed possible reasons by showing fishbone diagram and found the key reason through analysis. Then made a solution with the corresponding modification measures to the company level and the site level.In this article with the facility management research for M company Zizhu Park on one hand it can enhance the facility management of M company in China and on the other hand it hopes that it can help the developing facility management in China. |
