With the unceasing expansion of China's economic construction, real estate market system is marching into the standard stage in our country. The real estate industry entered positive cycle about market competition and developed into an independent trade. The real estate industry that is influenced by nature and society and faces many indetermination is a high investment, repayment and risk trade. How to estimate risk is a big problem that is urgent to be solved in china. Therefore, it is vital to pay more attention to the risk analysis of real estate investment.In this paper, according to the characteristics of the real estate investment in our country, detailedly analyze the category and origin of the risk and content of risk analysis, meanwhile utilize the AHP decision-making method improved to carry on the risk analysis to the investment. The construction of this paper is formed by five chapters: The first chapter is introduction that introduces the present situation of the real estate investment and the risk analysis of real estate investment and necessity to manage the risk of real estate investment. In the second chapter, summarize the characteristics and investment situation of the real estate investment to build the base of the risk analysis of real estate investment. In the third chapter, analyze the characteristics and the types of the risk of real estate investment, then analyze the cause of risk on the base of the characteristics and process of the real estate investment. In the fourth chapter, study on content, identity and evaluation of the risk analysis of real estate investment, use the AHP decision-making method improved to value the risk of real estate investment. In the fifth chapter, summarize the full text and propose the hope.The methodology adopted in this paper is: the combination of quality and quantity analyses, the integration of theory and practice. The purpose is to apply the theory of the risk management to decision-making of real estate investment and provide some help to achieve scientific decision-making. |
