Management Maturity Model And Evaluation Of The Whole Process Of Real Estate Project

Project management level of real estate enterprises directly determines the survival and development of the real estate business. Most of the existing Research on the evaluation of real estate project management maturity refer to "construction project management practices" and according to the ten elements of the real estate project management. However, in the actual evaluation process, the management of the different stages of real estate has its own characteristics. Therefore, it is particularly important to establish appropriate management maturity indexes for real estate project management maturity evaluation on the basis of the characteristics in various stages of the entire process of real estate project.This article is a systematic study of the real estate project’s whole process management maturity cobweb model and evaluation methods, based on the relevant literature in the domestic and international about the theoretical of the evaluation of project management maturity. First, according to the different characteristics of management maturity in different stages before and after construction of real estate construction project, the main factors affects the management maturuty of the whole process of real estate project will be divided into six factors:the planning process capability, the preparing process capability, the planning process capability,the construction process capability, the finishing process capability and the comprehensive management capabilities. Secondly, based on analysis of the six factors, the cobweb Management Maturity Model for whole process of real estate project construction is established.Then evaluating the managemant maturity of the six different processes through the five ratings which is confusion level, simple level, standard level, control level, optimization level. Furthermore, the impact assessment index system about the six factors in the cobweb model is established based on the anlysis of the six process capabilities.And using fuzzy comprehensive evaluation method to establish the weight of each level index, to define maturity level and the evaluation criteria.Overall, the method to evaluate the whole process management maturity in the real estate project management cobweb model is established. Finally, it is provided the entire process of project management maturity cobweb model and the results of the evaluation, taking Zhengzhou’s Vanke City as a case study in real estate project.Characteristics and innovations of this paper are mainly manifested in:①Identifying the six main factors of real estate project management maturity of the whole process according to the different processes of the real estate project;②Building a real estate project’s whole process management maturity cobweb model and taking the five-level as maturity’s evaluation criteria;③Using the fuzzy comprehensive evaluation method to eavalute the maturity of the real estate whole process project management, and conducting empirical research on the real estate project management maturity of Zhengzhou’s Vanke City.
