The Research On The Real Estate Project Management Maturity Model

The real estate agencies focus on the projects and typically motivated by it. Those agencies gain results through projects and reach their goal. The operation strategies and the project management play a crucial role in the management of the agencies. And the project management maturity model becomes a hot issue in the area of project management. Researching the project management maturity model, the current status of project management could be acquired and the disadvantages and shortcomings could be found. According to the research, the agencies set out plan to improve the management and enhance the competitive capacity. However, the research on project management maturity model is still in the seminal state, the development and promotion of the real estate agencies urgently need an all-round evaluation system and criteria which have an guiding significance.This paper under the guidance of the current foreign real estate projects management model and comparatively studies the accomplishments of project management maturity model and its application at home and abroad. The present research establishes an evaluation model of project management maturity which is suitable for our country's real estate agencies with a series of methodology:an integration of JES study and empirical study, an integration of qualitative study and quantitative study and fuzzy comprehensive evaluation method.Firstly, this paper demonstrates the characteristic of the real estate project management and compares the CMM, OPM3,KMMM models, analyzing the hierarchy and the process of evaluation of each model. The analytical results could be applied into the project management maturity model which is suitable for our country.Secondly, the influencing factor of the project management maturity model could be determined through the survey. Furthermore, the AHP could be used to determine the weight of the influencing factor and the fuzzy comprehensive evaluation method could be used to measure the level of the project management maturity. Therefore, the disadvantages and shortcomings of the agencies could be found and the Improving plan could be set out till the best management state has been shown on.The last but not the least, the real estate project management maturity model established in this paper could be used to analyze the project cases to prove the feasibility of the model.
