With China’s rapid economic development and urbanization process, China’s construction industry and real estate industry are experiencing a period of sustainable development. Recently, China’s exsiting floorage has exceeded44billion square meters and new built-up area is about2billion square meters annually, which accounts for around half of the world’s floorage. It is said that carbon dioxide emissions by construction industry are three times as much as that of the whole human society while carbon dioxide emmissions during the operating period of a completed construction project will account for more than half of the whole building carbon emissions. Therefore, it is a huge challenge for China’s resource and environment endurance.The more environment awareness people arouse in China, the more attention is paid on the safety of building structure, indoor air quality, construction quality, as well as the quality of property management and surroundings; meanwhile, China is building a conservation-minded society in all respects and constantly make progress in building energy efficiency. Thus, green building projects are growing in China. Currently, the concept of "green" in China’s real estate industry has become a new selling point among various types of real estate development enterprises. For example, they frequently launch green projects regarding eco-friendly green residential area and their new green concepts are also emerging in an endless stream. As a matter of the fact, increasing green buildings constructed by the real estate development enterprises will lead to an inevitable trend of advocating green property management in China’s construction industry. This fact is based on green building projects kept welling up and the demand of green consumption from home buyers. Therefore, a research on green property management of China’s civil buildings is relatively required since such study could potentially lead to improving the level of property management in China.Based on indication system research on green property management, this thesis investigated green property management so as to develop evaluation system of green property management in China. However, according to practical problems in the current property management operation, this thesis conducted research on green property management from three aspects of green property-management system, technical system and evaluation system. Combining theory and practice, this thesis adopted Jindu and Langshi property management projects as two case studies to validate the feasibility of applying green property management to civil buildings. More specifically, this research firstly explained the concept of green property management and practical significance of implementing such green concept. It then addressed the establishment of operation process and evaluation system of green property management; especially highlighted that green property management should follow the management performance delimitation and evaluation standards as clearly defined in "evaluation standard for green building". Followed by two examples of Jindu and Langshi property management in China, this research assessed and rated the level of the investigated civil buildings in terms of green property management, and consequently this research demonstrated the feasibility that green property management could be applied to China’s civil buildings.
