During the thirty years after China’s Reform and Opening-up, the urbanization of China has already grown significantly from21%to53%. Yet, the development of cities is not unilateral. Hidden behind the fast development of urbanization are exchanges of various elements and resources between urban and rural areas. Enormous natural resources and large-scale of rural labour force have been cramping into the cities which directly resulted to the decrease of rural resident population, correspondingly, great amount of idle homestead have been appearing recently. Apart from that, although the management system of rural homestead usage rights which formed in the eighty’s of the last century is improving continuously; it shows conflicting aspects with the ways of recent rural production and living. Under this conflicting background, there comes an ongoing phenomenon in society that many households have more than one house and that developers make excessive use of rural homestead. Consequently, urbanization and industrialization lead to the high tension in the exploitation of urban construction land on one hand and are reflected in inefficient use or idle of rural construction land on the other. Based on this conflicting background, this paper aims to quantitatively analyze the influencing factors of these phenomenon that come from the distribution of rural housing. Aided by this analysis, efficiency of land exploitations can be improved by achieving a more rational allocation of resources in rural homestead.This essay is based on research data of rural family samples, through descriptive analysis of status quo of the usage of homestead in researched area, focusing on the characteristics of peasant families, using two logit model to analyse the affecting elements of many house sites under one peasant family and idle homestead. The conclusions are as followed:(1) The usage of rural homestead in researched area has following problems: serious problems of many house sites under one peasant family and idle homestead; usable area exceeds the limits; low use efficiency; high occupation of cultivated land area; confusion of the management, lost of management authority documents.(2) The result of binary logit regression of influencing factors about multi-homesteads phenomenon demonstrates that factors like families with common surnames in a village, larger family size, higher family income per capita, with occupied homestead and compensations, and lower satisfaction of housing, etc, can contribute to the muti-house situation, while this situation can be inhibited if there are village cadres in family members.(3) The result of binary logit regression of influencing factors about idle homestead illustrate that this factor will be motivated if family members engage in non-agricultural work, and owned a large number of homestead or housing, while more household population has an inhibition to this situation.
