With the gradual prosperity and development of the national real estate industry, the prediction of the risk of real estate investment is becoming more and more high. And with real estate funds to large enterprises, ownership structure has become increasingly diverse real estate development trends, the real estate investment facing financing channels relative shrinkage, self financing ratio high, bond financing has been slow to expand etc. investment problem. And because the relevant domestic laws and regulations is not perfect in real estate development lost fan, financial market imperfections lead to low efficiency of the overall market factors influence, the risk of the real estate investment will continue to increase.In order to effectively improve the real estate enterprise management and control of risk investment and in the project implementation risk in the process of the construction of prediction, the large and medium-sized enterprises started through the internal construction of real estate investment risk forecasting system to help the enterprise to carry on new projects, new construction projects in the process of risk prediction is presented. Construction of the system can help enterprises in the real estate project risk prediction, but also to help enterprises to carry out the maintenance and preservation of the real estate construction data. The system will be from the perspective of real estate project risk prediction, the completion of the real estate project risk prediction of the overall business process, to achieve enterprise risk prediction system.The in the analysis of the advantages and disadvantages of many of the risk investment system, using analytic hierarchy process (AHP) concept, on the basis of the risk investment system research and development, developer and operator experience out to forecast system of the risks in the whole process of real estate investment.In the real estate investment risk forecasting system, the core business is mainly divided into knowledge base module, basic data maintenance module, prediction module, the risk early warning module and report module five core modules. Which knowledge base module mainly completes on expert information in enterprise internal management and the model of knowledge management; prediction module mainly completes the prediction of target setting, prediction model set up rules and forecasting model selection related to the contents of the management; real estate based data maintenance to complete enterprise information related to the real estate industry, land information, project information information maintenance; risk early warning processing mainly completes the processing of all kinds of warning information; report management mainly to complete all kinds of report generation, maintenance and print content.Real estate investment risk prediction prediction of the risk of the project after the completion of the system can effectively the risk prediction models of knowledge management, convenient enterprise management system according to the pre-set prediction model rules and predictors of and improve the enterprise risk prediction ability. Through adjustment of the enterprise investment risk prediction ability, effectively raised the management practice of income and improve the ability of enterprises to resolve and prevent the risk, is the enterprise leadership of the investment decision-making provide a strong support for the work. At the same time, the system can effectively save the whole project information of the enterprise investment, and provide data support to other projects in the future.
