The Design And Implementation Of Property Maintenance Fund Management System

In the recent ten years, estate industry is developed quickly, and it helps the property industry develop accordingly. But in the maintenance fund project management of Property Company, more and more problems rise up. Property maintenance funds have obvious flaws in payment and management. It leads to lag management mode, low processing efficiency. Therefore, Minsheng bank put forward the idea of designing and developing a set of property maintenance fund management system. It can improve work efficiency and safety, save manpower material resources through funds management.This paper designs and realizes property maintenance fund management system. The system is based on B/S, using Java as the programming language. In this paper, we firstly analyzed the system function requirement with the use case diagram and use case specification table. Then we design the architecture of technology, function and database with the class diagram and sequence diagram in UML mode. The database to store the data of property maintenance fund is SQLServer2008 database. At last, we test the system functions and show some screen-shots.The property maintenance fund management system has implemented the functions of deposit fund management, fund management, integrated query, housing data management, basic data management, system settings and processes approval. These seven modules have achieved a lot. In the deposit fund management module, we can pay for one’s personal deposit, pay for the company, record the documents, correct the fund, list the vouchers and import deposit funds and so on. Fund management module achieves the functions of usage declaration, interest conclusion, quit declaration, fund correction, bank reconciliation, fund urge, refunds and so on. The integrated query module implements the functions of district records query, personal records query, quit records query, building records query, transfer records query, correction records query, statistical reports and daily reconciliation and so on.The property maintenance fund management system has so rich functions that it manages the maintenance fund efficiently. The interfaces of the system are wonderful and the operations are simple. It’s safe to improve the efficiency of property maintenance fund management and offset the shortcomings of traditional approach to mange the property maintenance fund.
