With the rapid growth of real estate construction, it is becoming more and moreexpensive, as well as difficulty to obtain residential land for real estate developers。Andbusiness plus specialized management plus holding (or partial holding) property will bethe future choice of real estate developers. Meanwhile, with the system of constructionequipment increasing, as well as the standard improving, social and economic develop-ment have given rise to escalating demand for using function of commercial building.As the important part of operation and maintenance for commercial real estate develop-ers, construction equipment’s level of maintenance decision-making is the key compo-nent of reducing the operating cost, and improving the core competence of self-sustaining property developers. In view of the commercial buildings, the key point ofthe construction equipment maintenance decision-making is how to determine the cor-responding maintenance strategy in allusion to the characteristics of constructionequipment, furthermore, to determine the maintenance order specific to a variety ofconstruction equipment. In addition, if there are some spare parts of constructionequipment to be replaced, the selection of suppliers also gives construction equipmentmaintenance management headaches. With abundant information, Building InformationModeling can not only help the equipment maintenance personnel quickly locate theposition of the construction equipment, but also export information of the constructionequipment, such as basic information and operational information to support the equip-ment maintenance management personnel to make decision of maintenance.Given this, firstly, this study put forward some available suggestions and plans ac-cording to the problems which arised during the process of construction equipmentmaintenance decision on commercial buildings. Secondly, it established the constructionequipment importance analysis modeling and business performance modeling of con-struction equipment maintenance spare parts suppliers using analytic hierarchyprocess(AHP) of the multi-objective decision theory. Thirdly, it determined the con-struction equipment maintenance strategy (fixing order), and selected the constructionequipment maintenance spare parts supplier with the total weight of project hierarchy totarget layer. Finally, this paper developed BIM-based Construction Equipment Main-tenance Decision-making System on the platform of Access2013database by virtue ofthe data interface between Revit and Access after analyzing the function of buildingequipment maintenance decision system. Meanwhile, it embedded the above two mod- els using VBA language into the module, realizing the determining of the constructionequipment maintenance strategy and maintenance order as well as selecting supplier ofspare parts.The BIM-based Commercial Building Equipment Maintenance Decision-makingSystem has been in practical application for XXX project in Chongqing, and the resultsshowed that the proposed methods which was put forward by the paper and system inthis research is feasible and effective. What is more,the research results of this paper isnot only helpful to improve the level of the equipment management for commercial realestate developers, but also to reduce the blindness in the process of decision-making forequipment maintenance, as well as, to enhance scientific during maintenance deci-sion-making. And it is of great help to reduce the operating costs of equipment, and toimprove the core competitiveness of property service enterprises.
