The Research On The Synergetic Mechanism Of Housing Industrialization From The Perspective Of Industry Chain

This paper based on the industry chain theory and synergetic mechanism theory,as a link to the technology, guidance to the market, policy for assistance, resource integration of industry chain, optimize the structure of industry chain, take overall interests of stakeholders, synthetically use of game evolution theory, constructing co evolution game model of industry chain from the perspective of housing industrialization, building the industry chain of synergetic mechanism, for the government to provide countermeasures and suggestions to adjust measures to local conditions, which can develop and promote the housing industrialization. The main research of this paper includes:(1) Through the analysis of the relationship between the upstream and downstream industry chain and the development of the status quo and the existing problems, to build a game model of the industry chain, and demonstrates the reasons for the enthusiasm of the stakeholders in the industry chain is generally not high. The game model between the land supply market and the housing development market is established, which explains reasons of the uneven distribution of the industrial chain and the slow development of the industrial chain.(2) Based on the theory of cooperative mechanism, this paper points out that the power source of collaboration of the industrial chain including three factors: the complexity of the residential products, the maximum benefit and the reduction of the risk. It summed up four driving factors: the knowledge driven factors, innovation driven factors, the relationship driving factors and the interest driven factors. Finally,under the perspective of industry chain of the housing industry, it constructs the knowledge synergy mechanism, innovation synergy mechanism, collaborative mechanism and interest coordination mechanism.(3) The co evolution model, the evolutionary game model and the value model of the industrial chain are established, and using MATLAB to simulate and analyze for the models, in order to explore the problems in the operation of the cooperative mechanism of housing industrialization, which can provide a new way of thinkingand methods. The analysis points out the importance of the transformation rate of the upstream and downstream enterprises to the CO evolution; Further, the probability of the members of the industry chain is negatively correlated with the risk coefficient,and is positively correlated with the penalty cost, the synergy benefit coefficient, the cooperative contribution degree and the share incentive intensity. And the numerical analysis shows that the initial strategy selection ratio, the synergy risk coefficient and the government’s punishment dynamics influence the ESS and evolutionary path.Finally, the influence of the profit contribution of the enterprise on the cooperative state is studied.(4)This paper is based on the construction of the industrial chain mechanism and the coordination mechanism, and put forward the countermeasures and the suggestions on the development of the housing industrialization in our country.
