Study On The Bidding Management Of Real Estate Development Project Of GN Company

The objective of the project bidding is to reduce cost and determine the excellent contractor through competitive quotation.After the project bidding, the cost, quality and schedule of the project can be expected. But in the actual operation, such good result is not necessarily able to realize. Bidding mode is generally a common mode for real estate development project in the development, design, construction. As an important way of real estate business activities, bidding management directly influence the progress of real estate projects, engineering quality and enterprise cost, project bidding management decide the success or failure of the real estate enterprises.GN company is a real estate business, covering the construction, decoration, property management, hotel development and management, education and other industries in the domestic famous comprehensive enterprise group, the Chinese real estate ten strong enterprises.In this paper, through the GN project bidding management problems, referring to the advanced real estate enterprises in the industry bidding management system, the GN bidding modeis in fact analysed by the use of literature research and comparative method.The of GN project bidding management existing problems, referring to the advanced real estate enterprises bidding management system, using literature research method and comparative method of GN company bidding mode analysis, are compared by of public bidding and inviting bidding, negotiation three bidding mode, and puts forward various bidding mode and proportion of scope of application. Through the ASME method, flow chart, etc., the GN company’s process is analyzed and optimized, the initial settlement of the company’s bidding work time, the low efficiency of the bidding, the bidding time is reduced by 50%. Through the analytic hierarchy process, the evaluation system of GN company has been optimized, which put forward a solution for the evaluation of GN company in the future. Through solving the actual problems of enterprise management, and summarize the successful experience of optimization, the continuous improvement of GN company have a certain practical significance, to provide reference for the future of the project bidding management.
