Studies On Investment Management Of JM Public Rental Housing Construction Project

With the development of social technology and economy, the scale of construction project is more and more large, the content is more and more complex, and involving face is becoming more and more widely. Traditional investment management method based on the single project management system, lack of a good control mode of investment, resulting super budget estimates and final accounts over budget phenomenon in the process of actual construction. The cost is difficult to effectively control so that the amount of investment projects increased significantly.The paper studies and analyzes investment management applied in construction project investment management by taking instances of JM public rental housing construction projects and via management knowledge combination with specific characteristics of construction project. This article introduces the basic situation and characteristics of JM’s public rental housing construction projects, analyses possible problems in investment control management and proposes overall cost control management strategies and principles and priorities prior to the implementation of the investment control in project management, then followed by suggestions sucl. as clear investment control objectives and overall thinking, organizational and coordination mechanism in construction project management, and the strengthening of the institutional culture and the enthusiasm of all participant parties through incentives to improve their participation, formation of a complete investment control management system, and macro-control of investment in the whole implementation. Finally research analysis are conducted on investment control stresses in different stages of construction project, suggesting investment control management of the whole process to effectively achieve the objectives of investment control in project management.Based strategies of investment management of JM public rental housing construction project, the research has a higher value for reference, and the results can be used for reference in other investment management.
