The development of China’s economy and urbanization continues to advance, to provide a broad market space and realistic demand for commercial real estate and retail industry, and the government of residential real estate regulation, to encourage more developers to invest in commercial real estate, commercial real estate has entered the large-scale city development stage. However, the commercial real estate of large scale of investment, long development cycle, competition is intense, the investment and operation requirement higher characteristic, its development has brought risk is much higher than the residential real estate. The failure of the commercial real estate development occurs from time to time, an important reason for this phenomenon is that the project positioning is not clear, resulting in the latter part of the investment and operational difficulties. To study its characteristics and the law of development of commercial real estate projects, do a good job of positioning the work of the project, is one of the important ways to improve the success rate of commercial real estate project development.From the perspective of the business district theory, analysis and extraction factors of commercial real estate projects targeting and evaluation model workable, with a view to provide a scientific basis and new ideas for the commercial real estate projects targeting.
