| This paper takes the actual data of VKC industrialization as the reserch basis.From the perspective of real estate developers, and as the basis of both theoretical foundation and practical data, this paper explores the each possible architectural design under different PC structures, and different prefabricated rates are produced by different combinations of prefabricated components. From this view, the real estate developers select their design schemes according to various conditions and requirements, in order to reduce the blindness of industrialization in the primary stage when they screen the all programs. In addition, make comprehensive comparison of multiple targets among the cost, time, quality optimization and so on, which contrast the advantages and disadvantages of combination modes in more comprehensive aspects. At length, last but not least, this paper provides reference and basis for the better and faster industry development later in the future. The main research work includes the followings:(1) Analyze the number of prefabricated components in this project, and then calculate different assembly rates in the structure of collective assembly type with shear walls and the cost changes compared with traditional construction.(2) Divide the design scheme according to vertical component of stress structure is whether cast-in-place or not. Different prefabricated rate, different cost compared with the traditional ones, and quality optimization will be produced in different design schemes due to different combinations of prefabricated components.(3) Length of one project affects the speed of the investment return, and the rate of prefabricated affects costs and benefits so that comprehensive consideration is necessary.(4) In this paper, take the component cost and time in one project for comprehensive consideration as the basis of NPV, so that real estate developers could select their own right plan from the view of economy. Besides, make comprehensive evaluation and optimization according to minimum deviation method, and the realestate developers could select the most suitable design through economic status,prefabricated rate and schedule requirements, as well as the respect in housing quality standards. In addition, this research could provide policy advice and also vigorously promote industrial modernization. |
