| As one-time planed and developed on a large scale by developers, large residential community featuring with complete set of public facilities,appeared firstly in the early 1990 s and then gradually spread among China. According to related research, there were even 272 large residential communities covering more than 50 hectares only in 2005 a year. At the same time, the popularity of car used by Chinese family was advancing the growth of China’s large residential community.As the basis of urban commerce, the community commerce in large residential community is close to people’s living. Meanwhile, with residents’ diet changes in recent years and bubble occurs in real estate, business in residential area arises as another business model in addition to the large-scale urban plaza, and shopping center. But due to the lack of research of business in large residential community, many problems loom increasingly. Therefore, this paper introduces a rational space syntax analysis and forecasting tools to analyze quantitatively on design and planning of business in large residential community, study how to apply the Space Syntax theory into this field and its specific model.Firstly, this paper combed the type of large residential area and its business through literature survey and field investigation. According to public block fabric, large residential community can be divided into grid, belt and dendritical pattern;According to commercial distribution features, residential business can be divided into dot mode,street-block mode,group mode; According to the location and layout, business in residential community can be divided into the following 5 types: exteral street, group entray, inner block, inner group and inter type. Finally, this paper analyzes how to apply the Space Syntax Theory into the design of business distribution in large residential community.Secondly, according to the principles of sample selection, this paper chose the following three representative samples: Guangzhou, Foshan, Shenzhen, in which communities’ shape,customers, commercial space environment, commercial space transportation and current business format are researched. At the same time, this paper gained a calculation of hot spots’ customers and traffic at public street of these three samples and questionnaire of status of planning and designing of the commercial street. Then, this paper used space syntax analyzing software to analyze respectively, from the axis of the density, degree of coordination,connection value, integration, selectivity, depth and flow topology and correlation between customer and integration, community space form, commercial location, commercial space transportation and customers accumulation factor which can affect the community commerceplanning. At the same time, this paper summarizes the features and rules of various elements impacting large residential community’s commercial space through comparative verification between current situation and syntax analysis.Finally, starting from the features and rules of each element in Space Syntax,this paper concludes a specific design mode by conjunction with the current situation of these three samples as well as other cases. It includes two aspects: first, Optimize and abstract the four types of commercial space pattern in large residential community according to syntax analysis of each sample. Second, summarize specific design mode combing with other case study. |
