| The thesis research is the sub-research of “Research on old residential buildings’ performance evaluation and practical effectivenessâ€(51378329), a project supported by the National Natural Science Foundation of China. In the thesis, the old residential buildings’ properties are used as the research object,made evaluations and are used in the practice research of the old residential renovation. The performance evaluations of the old residential buildings include three parts, respectively building performance evaluation, structural performance evaluation and equipment performance evaluation. The research object “Research on equipment performance evaluation index system of old residential building†is the sub-project of the thesis. The research content is mainly about construction of old residential buildings’ equipment performance evaluation index system, which is essential to the branch subject of the National Natural Science Fund Foundation of China Projects.Until year 2014, existing residential areas in North China had reached 1.93 billion square meters, and per capital living area is 26.8 square meters, which is still in rapid growth. A large number of old residential buildings’ equipments have problems to some extent out of “birth†defects of design or residents’ life damage. How to make an objective, scientific and comprehensive reflection on the equipment performance of the old residential buildings has become problems needed to be addressed. At present, lots of related literature about equipment performance of the old residential buildings has been discussed and put into practice, but their research objects mostly have certain limitations, which can not adapt to the unique climate, economic and cultural characteristics of North China. In this case, the evaluation system of the old residential buildings’ equipment performance in North China shows much importance.The thesis is based on sustainable utilization value of the old residentialbuildings, initially establish old residential buildings’ equipment performance multilevel index system based on introduction of basic theory of evaluation,which contains three parts and eight secondary influence factors, to break the traditional technical evaluation and explore equipment performance reflection in the cultural, economic and social aspects.The chapters of the thesis are as follows:Chapter one clearly put forward the significance and research scope of the topic; and the innovation of the thesis.Chapter two discusses selected characteristics of mature system development and index at home and abroad and make comparison analysis and conclusion from index based on related research at home and abroad on the basis of existing residential buildings’ assessment standards of our country.Chapter three studies the equipment performance of the old residential buildings in North China through selecting three representative cities respectively Beijing, Taiyuan and Shijiazhuang to conduct field research, recycle collection of existing equipment performance problems through questionnaire and sampling detection and conclude existing equipment problems of old residential buildings in North China.Chapter four establishes equipment performance evaluation index system through reference standards and related research literature according to characteristics and classification of old residential buildings’ equipment performance problems. At the same time, this chapter will also discusses qualitative and quantitative indicators, scoring rules and their weights, and gives basis of expert scoring. Finally the mathematical model system used for old residential buildings’ equipment performance evaluation index will be introduced.Chapter five An experimental and application study will be carried out on the chosen old residential buildings based on the constructed evaluation index system of the thesis.Chapter six summarizes and concludes the conclusions and innovations of the study and points out the content needing to be improved in the following-upstudy.Through research on performance problems and evaluation index system of old residential buildings, the thesis makes house users, managers and decision makers have gained some understandings about building performance and conditions, provide quantitative scientific basis for next repair, renovation and demolition and also make contributions to urban construction and development and protection of resources and environment. |
