Construction phase cost controlling is an important part of project management. Current construction projects with large-scale, complex structure, difficulties in the construction process, there are many deficiencies in the traditional control the costs of construction, mainly as follows: hand count the amount is time-consuming and have big error,ignored the control during working,lack platform of information integration,cost data update is not timely,the allocation of resources is not accurate,there are a lot of dispute in settlement when the work completed,dynamic control system is imperfect and so on.Resulting in the cost of construction enterprises control imbalances and economic profit fell sharply.Traditional management model has failed to meet the needs of modern project management.Therefore,introducing the advance information technology of BIM control construction costs is necessary.The use of BIM information integration platform and powerful data processing capabilities,compare and analysis of all data or text message of the project components,to improve the accuracy and speed of construction managers in decision-making and to achieve fine control construction costs. The main contents are as follows:(1)Based on the related theory elaborating the cost control of construction and BIM technology,and analysis the advantages of using the BIM technology to control costs of construction. Traditional construction cost control deficiencies and advantages of BIM technology construction cost control theory in stark contrast to the introduction of BIM technology to control costs for the construction phase to find the entry point.Detailly analysis the specific advantages of using the BIM technology to control costs of construction from tender stage to project completion settlement stage,and include the corresponding success stories to elaborate specific processes of realizing the advantages,which proved BIM technology construction cost control workable and full of practical significance.(2)This paper in order to deeply analyze the advantages of BIM technology of construction cost control,establish the BIM model of construction cost dynamic control.Based on elaborating three modules of design BIM module,construction cost dynamic system,earned value method principle,5DBIM model,to elaborate the specific meaning and its built of 5DBIM model,and analyze the associated reasons of progress and cost of 5DBIM model,which make a basis in advance to establish construction cost dynamic 5DBIM model. Then,describe the five functional modules of the dynamic control of the construction cost of the BIM model,which are pre-costplanning, cost dynamic monitoring, cost dynamic warning, the cost of corrective measures, the cost forecast. And elaborated the flow of data processing of construction cost dynamic control BIM model,which make adequate preparations for an empirical analysis of BIM cost dynamic control model.(3)BIM cost dynamic control model empirical analysis, testing the reliability, applicability, practicality of BIM model.Using a high-rise residential for studying,combined with the actual construction,using the powerful data processing capability of 5DBMI to add up and analysis the budget and actual costs of every week,show the construction cost dynamic control BIM model depending on deviation range of costs intelligently warning different permissions person,correct the cost overruns problem in first time to prevent the deterioration of project in late and cost overruns serious phenomenon, after the correction predicated the all costs and variance costs of project,thereby maximizing the corporate economic interests.
