With the development of domestic economy, tourism became prosperous. Under this condition, people are no longer satisfied with the sightseeing tourism, but pursuing experience-oriented relax holidays. Under the influence of the differentiation and uniqueness of consumer’s demand, boutique hotels that against homogenization and pursuit themed features,have an explosive growth.In recent years, the construction of boutique hotels in our country has obtained certain achievements, but problems also followed,such as repeated hotel theme,uncleared positioning, low level of recognition and positioning deviation. The reason for these phenomenon was because the boutique hotel designers focusing more on designing of the building rather than thinking the theme positioning from the perspective of a planner.It makes the design apart from theme, and the lack of theme expressions. These,boutique hotels are lacking in permanent attraction,which will eventually leads to the failure of the hotel investment.In fact, there are more and more hotel designing projects require designers to shoulder the job responsibility of a planner, and the designer will be involved in the whole early stage of the design work. In terms of this point, this thesis introduced architectural programming into hotel’s construction and development process, focusing on the theme positioning issue of boutique hotels with the example of Bin Shui Boutique Hotel’s design in Zhuan Long Town.This thesis starts with boutique hotel’s development theories, like the definition, basic classification and features of boutique hotels, introducing the concept of architectural programming into the process of boutique hotel’s planning and constructing.Secondly, this thesis emphasizes the significance of theme positioning.Through data collection, investigation, research and the analysis of the characteristics, types and influential factors of boutique hotels, this thesis put forward the general method of theme positioning and expressing with the combination of architectural planning. Finally, based on the natural and cultural conditions of Zhuan Long, Kun Ming, this thesis will complete the design, it’s positioning and theme expression of Bin Shui Boutique Hotel,, combined with regional market situation, local hotel industry development situation, quality and scale positioning and function positioning.This thesis sets out from the perspective of a designer of a boutique hotel in terms of it’s planning and positioning problem, trying to provide supplements to the task of boutique hotel’s planning and designing, in order to give certain inspire and reference to boutique hotel’s designers and investors, as well as provide new thinking and methods for other boutique hotel investment and development programs.
