High-End Residential Planning And Design Stage Of The Optimization Study

With the rapid development of our country’s real estate market,people’s living standards and housing requirements continue to increase,the demand for high-end homes have gone up.High-end homes are profitable,many companies are involved in the investment and construction,competition has become increasingly fierce.But most companies lack experiences,the preliminary work done is not perfect,resulting in excessive cost of investment,design changes in the process of building constantly or lower the standards of planning,planning scheme without innovation,similar style, leading to sell funds strand breaks.Due to the lack of relevant theory,consciousness and active control of the enterprise are not growing with the rise of housing prices and demand together,pre-project planning and design of the establishment process still have many problems.In this paper, firstly,according to China’s high-end residential market prophase scheme planning and design of the status quo,the paper analyzed the reason that the early investment cost is difficult to control and the planning and design has many problems are mainly beacause of design system flaws and lack relevance;Secondly,the paper based on the Value Engineering theory, take active control of the planning in design stage,draw on more ideas on optimization model,then improve the single optimization ideas; At the same time,the paper raise customer’s freedom of choice when improve the plan,have set up a program optimization system for high-end residential planning and design phase,by reducing the cost of investment and change to increase the accuracy,enhance property values by improving the function of other ways to reduce costs.
