At present, the development of city economic has entered into a new situation, the government begins to readjust city planning and industrial layout, the idea of building a resource-saving society draws more and more people’s attentions, reusing a large number of the idled old industrial buildings in the city meets the need of this concept well, and gradually become a trend. Nowadays, the transformation of old industrial buildings has been conducted like a raging fire. Compared with the general non historical buildings, construction period of the reuse of old industrial buildings is shorter; construction technologies are more immature, policies, regulations and technical standards are more deficient, various uncertain risk factors exist in the whole process, effective risk management can not only identify the key risk factors which affect the success of building renovation project, understand the effects of all kinds of risks of the old industrial buildings transformation so as to deal with the risk, reduce risk loss, but also can guide the transformation of the old industrial buildings reuse, and provide an important theoretical basis for the sustained and healthy development of them.The main research work of the paper is as follows:(1) The paper begins from the characteristics of the old industrial building renovation project, combined with the author’s internship experience of an old abandoned steel park renovation project, based on the risk management theory, not only a number of the latest literature domestic and abroad, but also the results of basic research of risk management of predecessors about new projects and other construction projects in the area of recognition are referred to, the risk factors of old industrial building renovation project respectively from the decision-making stage, design stage, construction stage and operation maintenance stage are analysised,and the main factor are found out. An ISM model on the risk factor analysis of the old industrial building reusing project is established, a system risk structure of it which has a clear hierarchy, clear line is obtained, 4 levels of L1, L2, L3, L4 of the reuse project risk is divided into by the figure.(2)Based on the basic principle of the principal component analysis method, the the evaluation model of risk research of transformation project is established, then the risk factors that affect the old industrial buildings transformation project are evaluated, questionnaires of the key risk factors existing in the old industrial building reconstruction project according to the initial risk index design are designed, SPSS software to analyze data on principal component analysis is used, comprehensive scoring model of risk index is established, so as to find out the key factors that affect the smooth implementation of the old industrial building reconstruction project.(3)The paper regards the reconstruction process of the sixth factory of an abandoned steel park as an example, datas obtained through questionnaires and field interviews are analysised through the method of principal component analysis,a conclusion that lack of professional and technical personnel and engineering change is the key risk factors which affect the transformation of the smooth implementation of the project is drawn, the quadrantal distribution map of the main risks is obtained, it confirms the usefulness of principal components analysis, and the risk response measures at all levels according to the various types of risk identified respectively from the perspective of environment and policies,technologies,management are proposed, it provides a reference for the risk management in the process of other similar old industrial building renovation project. |
