The reformation of housing system has brought about vacuum of management and ossification in unit communities. The close relationship existing in traditional communities has been weakened. People began to miss neighborhood relationship in unit communities. In the reconstruction process of urban communities, which one is adopted, a westernized way or a breakthrough of the unit communities mode we owned uniquely, which has been for more than 20 years.The article firstly takes basic research to neighborhood relationship, to unit communities and to the unit communities mode, through literature review, summarize and verify interaction behavior, questionnaire survey and other research methods for communities analysis. And from the research of industry communities, the school communities and communities of administrative units to carry on the investigation, summarizes the commonness and characteristics of communities units, analysis the problem exists in the unit communities.Based on neighborhood communication theory and theory of new urbanism, proposed communities renewal unit "N+1" mode. This strategy can deduce four modes: centralized function mode, complementary function mode, green link mode and event correlation mode. The article takes the unit communities of Harbin electric group company for example, choose the most representative of the community-Harbin electric group community as the object of study, conducted field research, access to the relevant policies, laws and regulations, combined with the "N+1" model, proposed for the renovation and transformation countermeasures, in order to provide a reference for the future development of the unit communities.
