China’s real estate industry after ten years of development, has gradually becomethe pillar industry in the national economy, led to the development of many industries,formed a huge industrial chain, occupies a very important position in the country in thethird industry.With the city housing prices continued to rise, the development countries industrybegan to attention, issued a series of regulations and documents the macro-control of thereal estate industry. In addition, the real estate development enterprises in theincreasingly fierce market competition, the cost control as a key link in the managementwork, we must attach great importance to the enterprise, it is the foundation forenterprises to stand firm in the market and sustainable development. In such a situation,the real estate development enterprises if you want to remain invincible in the long-termcompetition in the market, we must do a good job in cost control, strengthen scientificmanagement, to achieve good economic benefits, so understanding and strengthen thereal estate development in the process of project cost control is the real estateenterprises urgently need to concern.This thesis takes this as the background, first on the domestic and foreign researchstatus of cost control are analyzed, then the paper adopts the research method of caseanalysis, taking the Qingdao Xiao Long real estate project as a case, to develop realestate project cost control theory, focuses on the combination of theory and practice,through the Qingdao Xiao Long empirical real estate development project cost control,in order to reduce and control the project development cost for the correspondingcountermeasures, and mainly from the various stages of the investment decision-makingphase, design phase, bidding phase, contract management, construction implementationstage and put forward measures for cost control, to improve the enterprise’s investmentincome. At the end of the real estate development project cost control are summarized,and experiences of the author.
