| Response to challenge of global climate changed, shortage of energy resources and the deterioration of the ecological environment, humans try to find the road of sustainable development with a low carbon. Green building brings not only a mode of construction, the change of people’s living conditions, but also the change of people’s life idea and the way of life of the past from the pursuit of comfort and luxury apartment style into clean, environmentally friendly, harmony with the natural environment. With building materials, architectural design and architectural style changed, the increased cost of construction for the development of green architecture in our country is restricted. High cost makes people regard green building as luxury, this makes the ordinary consumers away, real estate of green building also deviated from the original intention of "low carbon environmental protection". Therefore, from the point of view of input and output, it is necessary to carry out quantitative analysis on the costs and benefits of green buildings. This article establish a measure contains the economy of the green building cost and economic benefit, environmental benefit and social benefit from the perspective of whole life cycle.First, through to the LEED, BREEAM, GBTool and CASBEE evaluation system analysis, this article summaries the research status at home and abroad, understands the predecessors’ costs of green building evaluation system of research results and is proposed based on whole life cycle of green building economic cost calculation method and benefit of green building assessment method. Green building benefit evaluation includes three aspects:1. The economic benefit evaluation, mainly according to the theory of target definition of green building, for green building "energy saving, water saving, material saving, section, indoor environment and operations management" six parts to evaluate the direct economic benefits; 2. Environmental benefit evaluation, the main computing architecture energy saving carbon reduction, water saving carbon reduction, green carbon reduction, traffic carbon reduction in four aspects, to quantify the building environmental benefits.3. The social benefits, mainly through to the health and working efficiency to improve, through the green buildings meet consumer pursuit of comfort and increase additional cost calculation to quantify the social benefits.Secondly, this paper puts forward the green building the cost-effectiveness of specific quantitative methods. Economic cost includes filing costs and green technology, the use of materials such as incremental cost of quantitative method by the actual costs of the green building construction as the standard measure. Economic cost mainly includes the economic benefits of the green building energy saving, water saving, material saving, land saving, indoor environment and the use of operations management, such as:energy saving by the cost of electricity. Environmental benefits of green building are mainly determined by process reduced carbon emissions, with the cost of standard coal to measure the environmental benefits of green building. Green building uses the promotion the efficiency of social benefit to evaluate the social benefit by the work of the additional time or material rewards.Finally, by the LS international green residential, this paper analyses cost of the green building, analyses the key costs and the benefits of green technology, and the calculates the project investment and investment payback period in combination with actual situation。We make the judgment of the economic viability of the project, and evaluate the performance verification of the whole green building. At last, this paper draws the conclusion that this project meets the green building’s labeling results. |
