Residential suburbanization is that due to the increasing population,expensive land prices, the heavy traffic, dense living space, and the polluted environment, with the promotion of boosting transportation and communication technology, residents’ living space presents the process of migration and diffusion from the central area of the large city to the suburbs and the surrounding areas. It is an important phenomenon and the specific product in the process of urbanization development after human enter the post industrial society. It firstly appeared in nineteenth-century America and reached its peak in the 1950 s. In China, residential suburbanization firstly appeared in large cities during the 1980 s.Then in the 1990 s,some large cities, such as Beijing, Shanghai, Guangzhou, Tianjin, entered residential suburbanization stage.Qingdao, as the foremost position of reform and opening-up, it appears that the suburban population gradually increases, and factories of the city center are moved to other places, and residential construction is transferred to the suburbs in the new century. According to the sixth national census, it shows that the population growth in the suburbs of Qingdao has far exceeded the increase in three Districts of Qingdao. What’s more, the number of population in the suburbs of Qingdao has been larger than that in three Districts of Qingdao as well. In real estate construction, the land market in Qingdao shows a "popular suburb, cold downtown” situation. With the guidance of the city planning of Qingdao, real estate enterprises invest in the construction of the suburbs. In the contrast of housing turnover about different districts, suburbs, such as Laoshan, Chengyang, Huangdao, also have huge market demand. Thus, Qingdao is from the originally centripetal accumulation to orderly centrifugal diffusion, and it steps into the process of residential suburbanization little by little.This paper summarizes the previous scholars’ theoretical viewpoints, analyses and studies the development status of residential suburbanization in Qingdao. Then, from different perspectives, it analyses dynamic mechanism of residential suburbanization in Qingdao. With the combination of AHP(analysis hierarchy process)and fuzzy comprehensive evaluation method, it assesses the attraction of residential suburbanization in Qingdao. Finally, it puts forward the corresponding countermeasures and suggestions on the basis of the existing problems of residential suburbanization in Qingdao.This paper is divided into six chapters. The first chapter commands text, and chiefly discusses the research purpose and significance, the main contents of the research and the research methods etc. The second chapter explains the revelant concepts of residential suburbanization at home and abroad. In addition, it summarizes the differences of residential suburbanization between China and the West. The third chapter, from the population, real estate construction, industrial structure, analyses present situation and dynamic mechanism of residential suburbanization in Qingdao The fourth chapter establishes evaluating index system of the effect on the attraction of residential suburbanization in Qingdao. Subsequently, with the combination of AHP(analysis hierarchy process)and fuzzy comprehensive evaluation method, it calculates the scores of the attraction of residential suburbanization in Qingdao and judges its grade. The fifth chapter puts forward some advice from various points according to the problems of residential suburbanization in Qingdao. The sixth chapter summarizes the views of the full text. At the same time, it points out several shortcomings in the paper and makes prospects to relevant aspects.
