Themacro-control of government has great impact on real estate development. The rate of returnand profit space of housing real estate is being reduced because of the restriction policy onhousing real estate purchase and loan. At the same time, the commercial real estate is going tohave unprecedented development opportunity benefit from the loose external policyenvironment and the long-term liquidity. And the shopping center, as one of the mostimportant property type, always has the ability to draw more attention.On the other hand, the shopping center was created, well-developed and beingprosperous in America so it has a short history in China. Relatively speaking, the domesticarchitectural design industry, finance department and government are still trying to knowmore about commercial real estate and the lack of authoritative study and books leave morespace to study on. Although the shopping center is part of the commercial real estate, thedesign industry of it has no fixed pattern to imitate because of the different geo-culture andcapricious consumption habits. All these means more challenge for architects.The development of shopping center in China has experienced from the single industrystatus with single shop and single floor to multiple complex mode with one-stop shoppingservice. And the main service shopping centers supply has been changed from generalmerchandise to entertainment industry what we called de-merchandise. There is a closeconnection between the development of shopping center and the economy in China, and thisdevelopment is furthermore a reflection of the innovation of Chinese people’s consumptionconcept and the abundance of material wealth.The key part of shopping center design is generatrix design. Generatrix can bringpopulation flow, can ensure the commercial layout and can create conditions for logistics.The main purpose of this paper is to analysis different cases, summarize the basic rules andfind out the essential requirement of generatrix design. The combination of generatrix designand industry statue distribution can largely determine the trend of population flow, rentaldistribution and appreciation potential of shopping centers.
