Application Study On Facility Management Base On BIM

Many times the facility management cost is higher than the construction of theinitial investment. At the same time, facility management in the longest, highestcost stage of life cycle in the process of the building. But the facility management inChina is still in its infancy, there are many problems in facility management and theinformation level is low. The paper follows the development trend of informationtechnology, meet the actual demand for the facilities management of informationtechnology, applies BIM technology to facilities management, not only avoiding thedata, reducing the time and labor consuming, but also integrating information andimplementation inheritance, improves facilities management efficiency.This paper focuses on the application of BIM in facilities management, throughstructuring BIM-based framework for facility management so that combine BIM andfacilities management, and this paper also studies the application of BIMin facility management and studies the obstacles and measures. This study focused onthe following aspects:①C onstruction ofthe basic framework BIM-based facility management systemIn this paper, BIM technology own advantages is added to facilities management incombination with the characteristics of BIM technology, building facilities managementframework based BIM technology. In addition, it studies the specific ideas and technicalsupport in regard to the BIM applied to facility management, and tries to make up forinadequate of the traditional way of facilities management.②Explore potential applications about BIM in facility managementIn this paper, it analyzes the routine use of BIM in the field of facilitiesmanagement, including the application in the daily management, emergencymanagement and space management. Meanwhile, it focuses on the study about thepotential application field of the BIM in facilities management, including real estatemanagement, condition assessment, as well as marketing and management application.③The application obstacles and countermeasures of BIM in our facilitymanagementThis paper discusses the barriers to BIM applications in our facility managementfrom macro-level, mainly from the regulations and policies、project delivery model andmode of operation of domestic and other aspects of BIM barriers. And we propose appropriate countermeasures for these obstacles.
