| Facility management(FM)is a professional management discipline mainly involved in building operation stage.As the cost of operation stage is much more than the initial investment of construction,FM plays an important role in building life cycle,especially for those commercial buildings.However,the application of facility management in our country is not successful,encountering with obstacles such as poor technology and low level of informatization.These years have seen BIM technology gained popularity in AEC industry,and its application in facility management gradually draws more attention of people.On the other hand,an emerging cloud service platform named Autodesk Forge has been recognized and wildly adopted recently.Its powerful and rich functions make it possible to integrate FM and BIM on one web-based platform.The present status of traditional FM was discussed,as well as several current problems in its application.It was found that open data access,correlated information and visualization are distinguished features of a BIM-based FM system,while its key technologies are model optimization,data storage and integrated environment/energy monitoring.an online survey targeted mostly on professionals was designed and distributed to investigate the key functions for a BIM-based FM system from the industry view.It was found that locating building components,equipment status monitoring and maintenance management were the mostly recognized key functions.Based on the process analysis,this research identified the drawbacks of the traditional FM working stream,and designed a new FM method based on BIM and Forge technology.In the end,a case study was also introduced to illustrate the application and development of a BIM-based FM system.This research proposed a new BIM-based FM system featured with cloud service known as Forge,and helped solve several major problems and improve the current facility management by adopting information technology.The case study has proven that this BIM-based FM system could utilize the BIM value to the most,as well as optimize the FM process and improve the overall management efficiency and quality.This paper could provide a reliable reference for the development of a BIM-based FM system when determining system functions,and set up a milestone in the road of integration of FM,BIM and cloud service. |
