With China’s urbanization and housing system policy, a large quantity of affordable housing construction is an arduous task for future government within a period of time to solve the livelihood problems. Because the government can only provide a limited supply of funds, it is necessary to use private capital for affordable housing construction. Therefore, standing in the real estate companies’ perspective, the key influence factors of BT model in the affordable housing construction in different stages and evaluation of the affordable housing investment projects need to be studied.Through the literature reading, operation and construction of BT affordable housing project of the real estate company was analyzed, identified the main stakeholders, the operational procedures and the mode of operation of the BT affordable housing project, on this basis, use the questionnaire survey method, from the project approval and decision-making, bidding and signing of the contract, the development of the construction, the transfer of repurchase four stages, analyzed the main problems and reasons of each stage in the BT affordable housing projects of real estate companies, from the boundary conditions, contract structure, project management and repurchase guarantee, in view of the existing problems, put forward the key influence factors of the BT affordable housing projects of real estate companies.Through the analysis of the key factors, put forward the evaluation index of the BT affordable housing project, using the analytic hierarchy process to determine the evaluation indexes weighs proposed evaluation model of BT affordable housing project of the real estate companies development.Clear the financing difficulty, construction management, repurchase risk, final project benefits as the four first level indicators, financial market conditions, project conditions, etc.as the second level indicators, financial institutions, asset-liability ratio, etc. as the third level indicators. This24indicators give a comprehensive appraisal to BT affordable housing project, and take a specific real estate company’s BT affordable housing projects case as an example, according to the features and data of the project, combined with the key elements of BT affordable housing project and evaluation model, clear the key indicators of the BT model in the real estate companies in affordable housing construction application, to judge whether the project is worth to invest.
