The Research On Fund Management Of The Real Estate Companies ERP Environment

The industry of real estate has always received a lot of attentions the backbone ofthe national economy.The government introduced a series of regulations and measuresto limit the price,restricted the purchase and restrained the credit along with thehousing price keeps growing rapidly and stays high with the real estate market bubblerisingin recent years.If a capital-intensive business fails toraise start-up capital fornew projects and sells old projects,it will significantly affect the development of thereal estate business as the payment cannot be put in place in time.Therefore itbecomes important that companies manage their capital well.ERP is an information management system combined of modern informationtechnology and advanced management ideology,which can effectively implement themodern enterprise management and improve the decision-making procedure. The realestate ERP is a branch of ordinary ERP,which concentrates on the features of the realestate business: intensive capital,large amount of funds required and high capitalcontrols required during each process. It improves and expanses the functions of eachmodule. At present， domestic medium-sized real estate companies such as Wanke,Wanda and Longhu have been updated with ERP and achieved good managementresults.As a large nation-owned real estate developer,HR has been leading the industrywith sites all over the country. In2012,the company decided to carry out informationtechnology within the group and chose the ORACLE system as the enterpriseinformation management tool.In this paper,I will introduce HR’s corporate development,strategic planning andgoals after the in-depth analysis of the financial information，the real estate capitalmanagement,the real estate ERP and other related concepts and modules. Then takeHR as a example, summarizes its cash management problems faced by the current development, combined with enterprise informatization strategic planning, andproposes ways tothe improvement of financial informatization system construction ofHR land. Built a with Oracle system as the core, and integrates various informationsystems integration, unified financial information system, and analyzes the systemintegration will bring the company expected effect. So as to achieve enterprise ERPsystem is built with the strategy to solve the problem of their own money managementgoals.
