With China’s rapid economic development and urban construction to move forward, the real estate investment activities have become increasingly active, the real estate industry has become an important part of the tertiary industry. However, due to the characteristics of real estate development projects with large-scale, long cycle, strong regional, the high value of the product, as well as the policy of the external environment changing, complex supply and demand and other factors, makes real estate investment and development companies own the good opportunities of high yield, also faces risks from the engineering, capital, market, policies and regulations and contingent losses. These are warning that we should attract enough attention to the real estate investment project research.Beichen Delta high-end residential project bases on the practical issues doing by the author. The paper integrates theory of management and real estate investment, and then it ascertains the investment evaluation and value of this project. Firstly, this article use the theory of economic evaluation and risk management in the field of real estate investment projects, provide practice research with a scientific theoretical guidance. Then, the essay analyses macro-economic environment and the development of the real estate market situation which the project faces with step by step, and infers the future market supply and demand situation. At the same time, In the premise of a large number of on-site survey data of the collection and guidance of enterprise functional departments, this paper refines and finish the project’s competitive advantage, market positioning, pricing strategy and marketing promotion programs, and on the basis of full market study of the project it carried out the investment analysis and the technical and economic evaluation, including comprehensive research project profitability, economic benefits, social benefits and investment risk management and systematically expounded. Finally, the whole paper presents a full reference to the conclusions and recommendations for investors.With the analysis and research in every link of the investment and operation of Beichen Delta residential project, we come to the conclusion that opportunities and challenges of the project coexist. Meanwhile this project meets the laws of the market and social benefits, so does it get a good economic return on the investment value. While it faces risk everywhere, we can effectively avoid and defuse the potential risk through control and coping strategies. The overall project is feasible. The paper also offer other similar real estate development projects’ selection, setting and running with the theoretical basis and reference platform, which also has practical significance and operability to improve the scientific and accurate analysis of residential real estate projects.
