Investing in real estate is one of the most time and financial consuming investments,which involves various parts and is also highly risky.To make the right strategy,investors should carefully study the investment environment before investing,meanwhile government needs to take actions to improve native investing environment to attract more investors.The imbalanced developments in China's real estate market as well as the inseparable relationship between residential real estate and people's life have drawn national concerns and regulation.It also makes the research on environments of residential real estate practically meaningful.This paper develops the study of the investment environments of China's residential real estate from the overlaps of regional investment environments and residential real estate.It is based on concept definition?theoretical analysis?employ principal component analysis?entropy weight method?clustering analysis,and so on to synthetically analyze the evaluate system.At First,carry out the indicator system to investment environment of real estate.The first step is to combine the indicators from literature.The second step is to delete the indicators that have little impact on the results by the method of principal component analysis.The third step is to classify the indicators.Then,empower the indicators by the method of principal component analysis and entropy weight method.Next,based on those four steps,establish the regional residential real estate investment environment scoring system.And so on and so forth,rate each district in the target area.Finally,classify regional residential real estate investment environment by the method of clustering analysis and analyze the horizontal and vertical changes in the investment environment.Here,this paper uses the city of Chongqing as an instance to illustrate and demonstrate this method through the evaluation system of investment environment of regional residential real estate mentioned above.Research results are discussed in conclusion.First of all,the results show that the imbalance developments in China's residential real estate can be classified into two groups,one is the developmental imbalance in various regions which will lead to increasing difference between those regions;the other one is the imbalance between different levels of city which will result in Backwash Effects.Both of the imbalances do harm to the stable proceeding of urbanization development.Therefore,actions should be taken to avoid those situations to promote the development of residential real estate market,then to increase the life quality.Also,the results indicate that the research on investment environments of residential real estate is not integrated yet.Indicator selection?area of research and research system construction should be further studied.To evaluate the investment environment of real estate systemically and scientifically,theoretical system of investment environment of real estate should be strengthened.In the end,case study of Chongqing city,to some degree,not only mimics the residential real estate investment environment of Chongqing in aspects of indicator selection,indicator empowerment,system construction but offers effective ways to improve residential real estate investment environment.Building an easy and effective evaluation system for investment environments of regional residential real estate can help investors to have a thorough understanding of investment environment so that they can choose the suitable areas to invest.In addition,it helps the government keep up with current investment environment to enhance the attraction of market of regional residential real estate,to facilitate the elevation of people's living standard and to guarantee the stable urbanization.
