Study On The Real Estate Sales Information Management And The Use Of BIM

With the acceleration of urbanization, the number of regional real estate projects hasincreased every year, the real estate industry has been more competitive, which has puthigher pressureon sales displayand management parts. The customers are not simplysatisfied with the traditional size chart, sandbox and broche listings, at the same time,because of the complexity and diversification of the sales information, we can’t just relyon traditional manual management.Sales information management was used as an object in this thesis. First, an analysisof the real estate sales information has been given and along with the problems of thecurrent information management and the courses of the problems. After this, the salesinformation has been combed by three dimensions which are based on the participants ofthe sales process、the different sales stages and the different sales operations, meanwhile,an optimization points for the existing information management has been proposed. Inresponse to the optimization points, BIM technology has been introduced, and the value ofusing BIM technology in the real estate sales process has been analyzed. Next, theBIM-based sales information management system has been designed, stepped by buildingthe overall framework of the system、the data layer、the model layer and the function layer.Finally, in order to promote the application of the sales management system, an model ofweb application has been proposed, which can theoretically achieve the online sales.This thesis has summarized the real estate sales information based on threedimensions, and analyzed the present situation of the sales management. Then, it proposedthe use of BIM technology and developed the whole BIM-based real estate salesmanagement system and along with the building of web application.
