Tourism real estate as a cross-industry between tourism and real estate industry hasgradually become a new hot spot for investment. The development of tourism real estatehas great significance to growth of economy, rational development and utilization oftourism resources. The vigorous development of tourism real estate is an important entrypoint to do well in urban management and development. But, at present, theoretical studyof tourism real estate is relatively weak. Research is neither deep enough nor systematic.The practice was just started. Deep study of tourism real estate is of great significance topromoting the development of tourism real estate.Firstly, this thesis is based on the summary of tourism real estate research. It clarifiesthe concept of tourism real estate and makes a distinction between tourism real estate andtraditional real estate. And then, the characteristics and theories about tourism real estateare analyzed. This thesis divides the models of tourism real estate development into fourstyles——tourism residential, tourism resort, tourism business and tourism comprehensivemodels. Through literature review and actual research, this thesis summaries the degree ofsupport for local government, risk of changes in financial policies and other14kinds offactors affecting the models of tourism real estate development. On this basis, an indexsystem is established. By combining subjective and objective methods-analytic hierarchyprocess and entropy method, the weights are determined. Fuzzy comprehensive evaluationmethod is used to build a model of evaluating tourism real estate development model. Atlast, Enshi XX project is argued and analyzed to select a reasonable development modelfrom the four models. This case proves the feasibility of the model.As China is in the tourism real estate development and construction period, relevantresearch was just started. This paper uses the building model which could facilitate toselect a reasonable style and which could facilitate appropriate guidance and reference to make a decision for investors. |
