The industry of real estate Real is classified as a capital-intensive industry which needs a lot of capital with a long use cycle. How to financing effectively and efficiently, and how to match the capital income to the investment output, are vital to the survival and development of the real estate companies.The expansion of financing channels is limited in China, depending on the bank loan. Recently, the macro-control of real estate industry has been tightened, and the risk management of bank loan is strengthened, so it is getting more and more difficult to get the bank loan. Accordingly, the cost of bank loan is rising up. The financial environment of real estate industry is getting worse and worse.Diversified financing channels for the sustainable development of China's real estate industry are necessary. The paper reviews the development schedule of financial leasing and the circulation of capital of real estate companies, and expounds the features, categories and business processes of financial leasing, comparing with that of the bank loan, real estate securitization and real estate trust. Then the paper builds the evaluation index system of real estate financing of different kinds using fuzzy synthetic evaluation method, based on efficiency theory of financing and the theory of trade cost. Finally, the paper includes a real project as an example, in order to prove the strengths of financial leasing.
