Urban Government Subsidized Housing Demand Problem Research

The Chinese government has made comparative achievement in the governmentsubsidized housing since many years ago,and has established multi-level housingsupply system.They have helped a large number of middle and low income familiessovle the housing difficulties,and improved the urban residents’ housing level.However, with the rapid urbanization leading to the rapid growth of urban populationand the commercial residential buildings price soaring high and other facters,thereare still many middle and low income groups facing housing difficulties.There is stilla big gap in urban middle and low income groups housing demand. Therefore,Chinafocus to putting forward in the "twelfth five-year" plan that they will complete urbangovernment subsidized housing36million sets,and to the fianl will cover urbanresidents about20%,and improve the residential living standard significantly. Thus,how to meet the housing needs of middle and low income people is the important taskof governments at all levels during the "twelfth five-year"plan.For this,the research onthe urban government subsidized housing demand problem is very necessary.The researched matter of this thesis is to research the problems in the demand forurban government subsidized housing.The purpose of the research is to explorestrategies and paths of meeting the demand of the urban government subsidizedhousing for the middle and low income people. Firstly,the paper analysesdevelopment history of the urban government subsidized housing in China.Secondly,it summarizes the task, current situation and the issues of urban governmentsubsidized housing.Thirdly,it summarizes the main factors that influences the urbangovernment subsidized housing in China.And then,this thesis takes Jiangxi provinceas a case and uses the GM(1,1) model and quadratic-regression model to structureJiangxi province urban government subsidized housing demand forecast system.Theforecasting results of the urban government subsidized housing coverage rate inJiangxi province between2013and2016are20.41%,20.80%,22.06%and22.48%.Byforecasting the demand of it,the quantity demanded of it is also discussed.Thecurrent policy implementation in jiangxi province and the important issues that will bemeet in the future are discussed after that. Finally, by studying in Singapore, Japan,Germany, Britain, the United States and China’s Hong Kong on the government subsidized housing of the implementation strategy,and combining with China andjiangxi province the actual situation,this thesis puts forward policy implementationstrategy and suggestions on urban government s u b s i d i z e d h o u s i n g.
