Study On Implementation Strategies Of The Beijing ZT Company Green Subsidized Housing Project

In the context of global advocacy of green low-carbon and sustainable development,green building is getting more and more attention, especially the green building ofsubsidized house has became to be the urgent needs of society, because traditionalbuilding consumes huge amounts of resources to bring a series of environmentalproblems, such as great number of greenhouse gases has been released, air pollution andwater pollution, energy has been consumed excessively. Chinese Vice-Premier LiKeqiang, also a member of the Standing Committee of the Political Bureau of theCommunist Party of China Central Committee indicated that the government has vowedto build36million subsidized housing units during the2011-2015period, and theconstruction of10million units already began in2011at the government-subsidizedhousing projects working conference in2011. But due to the strict constructionstandards and construction cost control, at present most of subsidized house in ourcountry can only achieve the minimum requirement of national construction standards,but the understanding of the concept of green health is deficient..Real estate enterprisesshould conform to the trend of social development, to positive response to the callingfor national advocate of green low-carbon and energy saving and emission reduction,and the promotion of green low carbon in ordinary residential, especially, actively carryout research on the implementation strategies of green low-carbon in the project ofsubsidized house construction what government leading for low-income families.Application of the project management theoretical knowledge, and through thereading literature, interviews with specialist, comparative analysis and some othermethods, the dissertation researches implementation strategies of the Beijing ZTCompany green subsidized housing project. Firstly, analysis the development andpresent situation of the domestic and foreign green building, and the development andconstruction experience of subsidized house. Then, according to the point of view ofconstruction unit, analysis the assessment orientation and technology orientation ofgreen subsidized housing, have the result that the Beijing ZT Company green subsidizedhouse should orientate to economy and suitable general star green residence. After that,research the project procurement mode, organization structure, workflow, risk analysis,and some other aspects of green subsidized house, and analysis the type of project procurement mode and difficult of selection, to select general PMC mode and improveit, and base it to set up a set of PMC whole life cycle procurement mode, and based onthe organizational structure of PMC mode system (including the organization structureof construction company and project company), and green bids workflow what based onthe PMC mode, and to analyze risk identifying, risk analysis, risk strategy duringworkflow. Finally, concluded key conclusions of the paper and give some suggestions offurther research.
