Study On Efficient Utilization Of Urban Industrial Land

The most effective use of land resources is the inevitable demand of the rapid economic and social development. With the rapid promotion of urbanization and industrialization process, the phenomenon of huge expansion and waste of urban industrial land is becoming increasingly serious, the contradiction between supply and demand is becoming more apparent, land utilization structure is not rational, problems and disadvantages in land utilization planning are highlighted. Consequently a better planning of urban industrial land becomes the biggest problem which demands prompt solution, this article focuses on the study of industrial land as it is an important carrier of the economic development of China at the moment.This thesis puts forward the concept of most effective utilization of land according to the principle of most effective use in land valuation theory and the principle of highest and best use in real estate valuation theory through the comparison of effective utilization, so far as to over development of commerciaLand residential land. Factors that affect the urban construction land utility are extracted, and a concept of compound function of industrial land is put forward based on the compound application. The evaluation targets of economic, ecological and social utility are analyzed, an evaluation system is established and the formula of calculating them is presented.Hongze county is a region of low utility of industrial land use in Jiangsu province. This article provides advice on the most effective utilization of a parcel in this county planned for industrial use based on its industry characteristics. A linear regression model to calculate the utility target is established based on the statistics data of industries in Jiangsu province, setting the development of strength as a benchmark, to calculate the target score of this parcel according to the plan and so as to select the most effective utilization through analysis and comparison in case it is used for communication device or manufacturing industry of computer and other electronic equipment.
