Real estate development project exists high risk since this industry is characterized by capital-demanding, long term running process, strong localized orientation, multi-field and plenty contingences. Once the risks take place, the developer suffers enormous losses, even go bankrupt. Currently, the world economy is recovering, but Real estate still have plenty uncertainty, especially our government has introduced a variety of real estate control measures, then the real estate company should take a full management. In order to control risks, reduce losses and maximize the interests, hence we have to put full understanding and attention to the risk in real estate project management, to asses our own risk-taking capacity based on our own strength, then do as much as possible to control and protect risk.This paper emphasis on the risks of real estate development project, then takes research on risk management of the project development process on the basis of risk management theory. The objective of this article is to analyze and control risk on different stages in the process of real estate development, in order to reach the point of low risk and high benefit to get result of optimizing benefit. This paper takes the issue of present B city real estate market running condition, on the basis of corresponding project risk management method, this paper also has come out real estate project development risk concept and management process and its concept, and has made some explanations of risk recognition, risk assessment, risk strategy, and risk management. This paper has chosen the ShengShiYiPin real estate project in B city as case study. Paper has analyzed the different risks in stages of project development, this analysis is based on the case project itself characteristics, the internal and external environment, and risk management methods, then use these methods analyze this case. Paper has found that there exist different risks in different stages, then some control measures have been developed by its unique risk.
