Research On Pre-Project Planning Analysis And Strategy For A Real Estate Developing Company

Pre-project planning is the prime part of a real estate development project.However, this crucial part hasn’t received enough attention or effort under currentsituation at the time being, real estate companies tend to make imprudentdecisions when solving problems such as: market positioning, family ratio, andcustomer targeting; which neglects the fact of the regional market situation andthe analysis and forecast of the relevant figures, therefore the sales number isalways very different from the companies’ expectation after the project is finished.This thesis mainly discusses the strength and weakness of the pre-projectplanning process of one state owned real estate development company’s project inTianjin area. Starts with the introduction of the evolvement and current situationof pre-project planning for real estate development in our country, the officialterms of real estate development, and the common standard procedure of mostreal estate companies; The second part of this article elaborates the categories ofreal estate planning and its full procedure, summarizes the key facts of pre-projectplanning and the connections among cost control, financial policies, designingand marketing strategies of a project through studying real cases; the3rdpartanalyzes the outer environment of Tianjin real estate market, briefly introducesthe situation of the projects and the company background of company X,compares its projects with the competitor’s projects in order to find out the pitfallof the current situation and how to make improvement. The last part summarizesthe pre-project planning and its vision.This thesis analyzes the problems and solutions of pre-project planning incompany X, tries to find one way to make pre-project planning more scientific,more systematic, more thorough, and more important and helpful in future realestate development industry.
