The Development Strategy Of Chongqing’s Housing Industrialization

Housing industrialization is considered to have reached an advanced level in theutilization and configuration of resources. It is the promotion of productivity. And it canprovide new ideas for the construction, use, sale, and dismantlement etc. of houses.Practice has proved that it can provide effective method for the sustainable developmentof the housing industry. Since the1990’s, China has strongly advocated the housingindustrialization. However, the progress is slow, and the practice is lack. As a frontiercity of reform and development, Chongqing is also faced with these problems. Due tothe late beginning, there are many problems in the housing industrialization ofChongqing. At present, one of the most important things is how to find, analyze andsolve them.The study focused on how to realize the core target of housing industrialization inChongqing. First of all, the evaluation index system and fuzzy comprehensiveevaluation model of housing industrialization have been established. And the level ofhousing industrialization in Chongqing has been evaluated by the model.The results indicate that the level of housing industrialization in Chongqing at present isquite low. On one hand, it is still in the initial stage. On the other hand it has certaindevelopment foundation as well as a large development space and developmentpotential. Then, the technical and economical issues, as for one of the key factorshindering the housing industrialization, have been deeply explored. The cost structure ofhouse in its life cycle is analyzed by the method of Life Cycle Cost Analyzing. And thecost analysis model of industrial house has been constructed. Through the empiricalanalysis, the cost of industrial house and traditional house which consists ofconstruction cost, operation cost and demolition cost are compared and analyzed. Thestudy shows that industrial house can bring more economic benefits for residentialdevelopers than traditional house from the life cycle perspective. Therefore, it has notonly enormous social benefit but also good economic benefit to promote the housingindustrialization of Chongqing. Finally, the foothold of this paper is how to promote thehousing industrialization of Chongqing, the strategies of promoting the development ofChongqing’s housing industrialization. According to the characteristic of Chongqingand the actual situation, and on the basis of summarizing above and some theories suchas industrial economics, strategic management, management science, system engineering etc., the author proposed the development ideas and strategy for thehousing industrialization of Chongqing by learning from the advanced experience andmethods. And measures supported system and policy popularized system of housingindustrialization has been built in order to speed it up and maintain a sustained, healthy,and orderly development.
